If you have a lake, a stretch of riverbank, a quiet corner of a marina, or an underused pond on an estate, you're sitting on the most valuable thing in UK hospitality right now: water with privacy.

Conventional development on that land is a multi-year planning fight. Building cabins on the bank means foundations, utility connections, services, drainage, and visible permanent change to a sensitive environment.

KAI doesn't ask any of that of you. It floats. It runs itself.

Advanced off-grid technology

Solar power generation

KAI uses up-to 15 roof mounted PV solar panels to generate all the energy it needs, all year round. Onboard batteries store power for night time and cloudy days.

Pure drinking water

An advanced five stage water purification system extracts water from the lake and purifies to produce drinking water that is higher quality than UK tap water.

Waste water purification

Waste water from the toilet and sinks can be treated in a number of ways, depending on location and waterbody requirements. An optional onboard biological water treatment system completely purifies waste water which can be released overboard or into a nearby soakaway.

High performance insulation

KAI has extremely high levels of insulation (125mm) and can achieve u-values of 0.18 W/m²K. This means it stays warm in winter and cool in summer, with minimal space heating requirements. The wood burning stove provides all the heating it needs, even in a cold winter.
