Lutra is a static houseboat (no engine) that floats on the water. it moves up and down as the water level changes throughout the year.
Lutra is certified as a Category D Vessel under the UK Recreational Craft Regulations.

As a floating home, Lutra will move with the water - but it’s a very calm and subtle moment that most people find soothing and pleasant.

Lutra connects to mains services (electric, water, sewerage) just like any other home. It’s highly efficient, with energy bills costing less than £100 per month during full-time typical use.

Maintenance is simple and less than a typical home. Lutra just requires routine cleaning (inside and out) and routine servicing of the hot water boiler, air conditioning filters, etc.

Yes, a 10-year mooring is included, subject to a separate agreement with Habitat First Group, the owners of Silverlake.

Yes, absolutely. Lutra’s are built to order by private commission and can be fully customised to meet your needs. We offer an extensive list of options to choose from, including interior and exterior finishes, material and technical upgrades and extensive kitchen choices.

Lutra maintains a comfortable temperature all year round - and easily maintains temperatures of 20-23 degrees Celsius even in cold winters and warm summers.
Lutra is highly insulated (better insulated than most UK homes) with thick, high-performance PIR insulation in the floor, walls and roof and also benefits from high performance double glazing.
The recommended optional Air Source Heat Pump (air-to-air) provides highly energy efficient heating, cooling, dehumidification and air filtration all year round.
